Bigger properties, real terrain

Travelers Rest is where the Upstate starts turning into the foothills, and the properties reflect that. Larger lots, genuine elevation change, heavy tree cover, and yards that back onto woods rather than another fence. It is some of the most attractive land in the county to work on and some of the most technically demanding.

Slope is the recurring theme. Water moves fast across it, mulch does not stay on it, mowing it needs the right equipment, and making it usable usually means retaining walls and steps rather than just planting.

Erosion is the number one problem here

On sloped foothill lots, a heavy Upstate storm does not soak in. It runs, and it takes soil, mulch and sometimes part of a bed with it. The fix is rarely more mulch. It is grading, dry creek beds, rock and drainage that give the water somewhere deliberate to go, and planting that holds ground on the banks.

Pine straw is also genuinely better than mulch on most slopes here, because it knits together and stays put.
